What "cleared" actually means
Every contractor defines this word differently, and that is where people get burned. One quote means the trees are on the ground. Another means the lot is ready for a survey crew. Those are not the same job and they are not the same number, so here is what we mean when we say cleared.
Trees come down. Stumps come out, not ground flush and left to rot under your slab. Roots get raked out of the topsoil so the pad does not settle unevenly in three years. Brush and scrub are removed. Debris is loaded and hauled off the property, not pushed into a pile at the back of the lot and called finished. What is left is open ground a surveyor can shoot and a builder can work on.
If you only need part of that, say so and we will price only that. Some people want the trees down and the stumps left. Some want the good oaks kept and everything else gone. Tell us what you are picturing and we will tell you honestly what it takes.
Where the debris goes
This is the part most people never think about until they get a bill. Debris has to go somewhere, and for most clearing outfits that means paying a third party to take it and paying somebody else to haul it. Two vendors, two markups, and a schedule that depends on both of them.
NOBL owns a 30 acre pit at 3125 River Rd in Navarre and runs its own trucks and equipment. The debris has somewhere to go. We haul it to our own pit, on our own trucks.
What it depends on
We do not publish numbers for this work because there is no honest way to do it. Two one acre lots a mile apart can differ by a factor of three. What actually moves the price:
- Acreage, and how much of it truly needs clearing
- Tree size and density, and whether they are pines or hardwoods
- Whether stumps come out or stay
- Whether you want material mulched in place or hauled off
- How close the neighbors and structures are
- Access for a truck and a lowboy
- Wet ground, slope, and what the dirt does when it rains
- Anything buried, fenced, or already dumped on the lot
We come look at it, then we give you a number. A site visit costs you nothing.
Questions people actually ask
Do you need a permit to clear land in Florida?
Usually something, and it depends on the county and what is on the lot. Santa Rosa, Escambia, Okaloosa and Walton each handle it a little differently, and wetlands, protected trees, or a parcel inside city limits change the answer again. This is not legal advice and we are not going to pretend it is. What we will tell you is that we deal with this on every job, we know who to call at each county, and we handle it with you rather than handing you a phone number and wishing you luck.
What does land clearing actually include?
With us, trees down, stumps out, roots raked, brush removed, debris hauled off, and the lot left as open ground. Read the section above, because the honest answer is that it means whatever your contractor says it means, and you should make anybody bidding your job spell it out in writing before you sign.
Land clearing or forestry mulching, which is right for my lot?
Mulching grinds standing brush and small trees into chips that stay on the ground as cover. It is faster, it leaves no debris to haul, and it is a good fit for underbrush, thick scrub, and acreage you want usable rather than buildable. It is the wrong choice when you are putting a slab down, because the stumps and roots are still in the ground under the chips. If you are building, you want it cleared. If you are opening land up, mulching is often the better value. We own a mulcher and we do both, so we have no reason to steer you.
What happens to the trees and debris?
It goes on our trucks to our own pit in Navarre. Clean wood and land clearing debris we can take. If there is something on the lot that does not belong in a pit, construction trash, tires, drums, anything that came out of a household, we will tell you before we load it and handle it the right way.
